Sunderland Eye Infirmary has occupied its current site in Queen Alexandra Road since 1940. Here the future Queen Elizabeth officially opens the hospital in !946.

The site was never going to be singularly driven by private enterprise, demonstrated by 20 years of no takers.

The first rule of major regeneration has always been attract a key public building to anchor development.

Sunderland has few winners.
