Chris says: “Be prepared to chase your estate agent for updates and feedback as they don’t always give it.
“Remember, no one will care more about getting your house sold than you do. The individual agent will be on commission, but if the agency is only getting 1.5% then each extra £10,000 on the asking price is only worth £150 to the company and far less to the individual.
“They may not be as motivated as you think.”
Be prepared for negotiation
Few sales go through at the initial asking price so be prepared to negotiate. Chris says: “Most buyers will try and negotiate, either upfront or after the survey has been done.
“When this happens, consider the overall package, not just the price. It might be worth accepting a lower offer from a buyer who can move quickly and is paying cash, as there is much less chance the sale will fall through.”
