The comments come in the wake of a planning meeting which saw the scheme approved, while councillors are preparing to look into the issue of whether the city’s sewerage system is over capacity next week.

North East housebuilder Avant Homes said the estate on land off Lowry Road – part of which is currently a free car park – will feature a two, three and four-bedroom homes as it released images of what the homes will look like.

Each will have a garage, parking and gardens, with the company stating the estate will help regenerate the area.

The firm says the project will give first-time buyers and families “quality and accessible housing on Wearside” and has worked with residents during the last year to gather views on the plans with the aim of preserving and improving green spaces in the area.

At a meeting of Sunderland City Council, councillors backed the proposals, despite concerns about the area’s sewage system.

They were also raised during another application, for 60 homes on land north of Seaburn Camp, where an error was made on a map in relation to connecting it up with the network.

Next week, members will look at the issue in more detail, with it suggested they could order a probe into the matter.

Avant’s North East regional director, Jennifer Tupman, said: “We are committed to creating a development that meets the needs of the local community and delivers exceptional new homes for Sunderland.”

The company said 12 months of negotiations were carried out between the council and Hedley Planning Services, coming up with a revised application as a result.

Joe Ridgeon, director at Hedley Planning Services, said there had already been interest from buyers.

He added: “Working closely with the planning authority and the developers from the outset has been invaluable in securing planning approval.

“As planners, we want to see the creation of exciting and rewarding housing schemes that leave a long-lasting legacy.

“This one will undoubtedly see a real positive change to this part of Sunderland.”
