Here’s some of the big developments and new openings set to help change the face of Sunniside and better connect it to the city centre.

1. New homes
It’s one of the cornerstone developments helping to change the face of Sunniside - and the new homes are really starting to take shape. Work started in 2024 on the Nile + Villiers housing development. It will see the creation of 75 homes, and 575 sqm of commercial space along High Street West, at a site bound by High Street West, Villiers Street, Coronation Street and Nile Street as part of wider plans to improve Sunniside. | Sunderland Echo

2. George Clarke's Home of Books
One of the most-anticipated developments is George Clarke's Home of Books, set to open in April 2027. The Washington-born TV presenter and architect is transforming the ground floor of the Grade II-listed building, next to Pop Recs in High Street West, into a cultural bookshop, café and flexible event space described as a ‘community living room.’ Meanwhile, the upper floors are set to be transformed into an apartment that would be used by the presenter and his family, as well as being marketed as boutique accommodation for short stays when he isn’t in town. | Sunderland Echo

3. Sunniside Social
Work has started on improving the facades of the block of buildings next to Omniplex Cinema, with the area being rebranded as Sunniside Social. ARV fitness studios have already moved into the former Chinese restaurant on the corner and My Delhi will relocate into the former Frankie & Benny's early next year. Other new restaurants are set to be announced. Note: Nando's is unaffected by the works. | Sunderland Echo

4. Under The Ivy flower shop
City businesswoman Rebecca Sullivan has spent the past seven years establishing her Under The Ivy floristry business, becoming a popular wedding florist, as well as on the local market scene. Now, she's ready to take the next step with her first flower shop after taking on the lease at one of the restored shop units on the corner of Villiers Street and High Street West. Under The Ivy will open this month, November, selling bouquets, loose flowers, wreathes and hosting seasonal workshops. | Sunderland Echo
