Holly Lodge Guest House couldn’t be better placed to attract guests: it’s a stone’s throw from Alnwick Castle, which played the role of Hogwart’s School of Witchcraft and Wizardry in the first two Harry Potter films.

Alnwick is also the gateway to Northumberland’s wide range of tourist attractions. Visitors are drawn to explore Hadrian’s Wall, the spiritual Holy Island of Lindisfarne, quaint fishing villages, beautiful beaches, market towns and rolling landscape – making running a guest house in the area a great business opportunity.

Holly Lodge Guest House is in high demand thanks to its attractive boutique-style accommodation – the five delightful rooms are designed to give guests a real upmarket experience.

Owners George Swordy, 65, and wife Jackie, 56, who launched Holly Lodge Guest House in 2009, say occupancy rates sit in the high 90s, which means there’s a fantastic flow of visitors to keep the income rolling in.

“We get so busy at some times of the year that we just can’t take any more bookings,” added Mr Swordy.

The stunning property has won TripAdvisor’s Certificate of Excellence for four years’ running and has a string of five-star reviews.

And there’s a great living to be made – weekly turnover is in the region of £3500, which has enabled the couple to close for five months of the year and enjoy a great work-life balance.

With the owners now planning to retire, the guest house is ready for new owners to move into right away.

The guest house has been described by business property experts Ernest Wilson as the best bed and breakfast properties to hit the market in decades.

Robert Williamson for the firm said: “This superb detached property is immaculate from top to bottom.

“It’s rare for a business of this calibre to reach the open market.

“There’s potential for so much more. There’s space to extend it further, subject to necessary consents, and it offers a great opportunity for its new owners.”

Holly Lodge is being sold for £685,000. To find out more and to view dozens of other business opportunities, contact Ernest Wilson on 0113 238 2900 or visit www.ernest-wilson.co.uk
