Just a stone’s throw from the beach and set among the vibrant shops, bars and restaurants of Seaham’s pedestrianised Church Street, Coffee & Co is beautifully placed for tourists and locals alike.

And with around 1,500 new homes and a business hub planned for the town, it could be set to get a lot busier.

The attractive café has hit the market – a great chance for new owners to take on a thriving business in one of County Durham’s prettiest seaside spots.

Seaham is just six miles south of Sunderland and 12 miles east of Durham and is known for its lively harbour, award-winning hotels, dramatic cliff top scenery and sandy beach.

Visitors flock to the area for the coastal walks, heritage – the town is home to one of the oldest surviving churches in the country – and to pay respects at its poignant statue of a WW1 ‘Tommy’.

Fantastic attractions like Beamish open-air museum and miles of cycle routes along disused railway paths also put the town on the tourist map.

Coffee & Co, which has space for 29 diners indoors and a further four at its pretty pavement tables, is perfectly placed to capture both tourists and locals – making it a really attractive proposition for new owners.

Current owner Martin Hargrave has placed the cafe on the market after being in charge for almost four years after deciding to relocate to sunny Spain.

He said: “It’s been a tough decision but my partner and I have decided to move to the Costa del Sol to run a similar business there.

“Seaham is a lovely place, the coastline is fantastic and there’s so much regeneration going on, with new homes and a new business park.

“We love the sun too much, or we’d be tempted to stay!”

Tastefully decorated and licensed to serve alcohol, the ground floor café has recently launched highly popular evening theme nights – raising the potential for new owners to expand the business further.

Meanwhile, the new business park offers the opportunity to launch a new delivery service.

The café features two kitchens – one for hot food, the other for cold – and has built up a strong local reputation for high-quality dishes with a 4.5-star rating on TripAdvisor.

It is being sold by business specialists Ernest Wilson, whose expert staff can guide buyers through the process of taking on a new business.

A spokesperson said: “The business has been established for over 30 years, and achieves an excellent turnover in easy hours with generally low overheads. It’s an excellent buy.”
