New 141-home estate set for approval

Hundreds of new homes on Wearside could be given the go-ahead next week.

Persimmon Homes Durham have submitted proposals for land north of Coaley Lane, Newbottle, in their latest phase of housing plans.

While the housebuilder has planning permission for up to 130 homes on the site, it has launched a fresh bid to Sunderland City Council to extend this by 11.

If approved, the 141-home estate would include a mix of detached, semi-detached and short terraced houses along with parking, drainage and garages.

Vehicles would be able to access the site from Blind Lane and a further pedestrian access would be provided to the east.

Planning officers have also admitted the plans conflict with policies around separation distances and ecology.

However, a report drafted for councillors states that, on balance, the scheme is considered to be acceptable.

Persimmon Homes Durham already has planning permission for 147 homes on land to the east of the Houghton-le-Spring site.

If new plans are approved, the applicant aims to provide 10% affordable housing on the site.

A final decision on the plans will be made by the council’s Hetton, Houghton and Washington Development Control Sub-Committee.

The meeting starts at 4pm on Tuesday, March 19 at Sunderland Civic Centre.
